HOOK USED:

HOOK USED:
"34 lacs mein 1BHK, wo bhi sofa, bed, kitchen dining table ke saath — Naigaon East mein. Haan, wo bhi fully furnished. Bas bags pack karo, seedha move in."

HOOK TYPE: Value Stack + Contrarian

WHY IT WORKED: This hook leads with the price to stop the scroll, then stacks the furnished bonuses (sofa, bed, dining table) to build perceived value on top of an already low ticket size. The self-answered "haan, wo bhi fully furnished" mimics the viewer's own disbelief and resolves it instantly, removing the need for a follow-up question. It closes on a zero-effort, move-in-today outcome — turning a feature (furnished home) into an emotional payoff (no hassle, no waiting). This combination of price-anchor, value-stack, and convenience-close made the ad especially effective for a cost-conscious, first-time buyer audience in Naigaon East.

LEAD CAPTURE STRATEGY :

To improve lead quality I used Meta Instant Forms with Higher Intent setting — adding an extra qualification step before submission. The form asked buyers to select their BHK preference and budget range, filtering out unqualified clicks before they even submitted.

This qualification step ensured that every lead who came through had already confirmed their budget range — 1BHK at ₹34 lacs or 2BHK at ₹54 lacs — making follow-up calls more productive for the client.

Challenge :

Seasons is an under-construction project in Naigaon East competing with 15+ residential projects running Meta ads simultaneously in the Vasai-Virar belt. Every competitor was leading with the same angles — possession dates, price claims, amenity lists. Audience scroll fatigue was high and generic hooks were delivering weak engagement.

The core challenge was writing scripts that filtered serious buyers in the first 3 seconds without relying on construction visuals — campaign creatives were restricted to renders and amenity shots only. Every conversion had to be driven by the script, not the visual.

SOLUTION :

The campaign was built on a single insight — buyers in Naigaon East don't respond to vague promises, they respond to specific numbers and tangible items they can visualize. Instead of leading with amenities or possession dates like every competitor, the script led with price and named furniture — creating an immediate sense of value before the buyer had time to scroll past.

The full script moved through a deliberate sequence — price anchor → furnished items → lifestyle amenities → location proof → scarcity → CTA. Every section of the script had a job. Nothing was filler.

Targeting was built around the Western Railway corridor — three ad sets targeting Borivali to Andheri, Vile Parle to Churchgate, and Mira Bhayander to Dahisar. The logic was straightforward — people already commuting on this line understand Naigaon station connectivity better than anyone. The Mira Bhayander to Dahisar ad set became the highest performer, confirming that buyers in this belt were actively looking to move from rental to ownership.

Campaign is currently active. Results shown are as of June 2026.
